If you want a realtor who holds your hand and tells you what you want to hear which is that your house will sell immediately at what YOU think it's worth, then Rainelle is not your gal. Rainelle does her listing homework thoroughly, is up to date on the fiscal nuances of the market, and presents in a format understandable even to the lay seller. In this market, it is not necessarily what a seller wants to hear. Had we listened the first time, we would have been free a lot sooner and with a lot less aggravation and stress. Gradually, kicking and screaming, we listened. She never gave up on us. She nagged some, but she never gave up.
When an offer was made, it was she who got us through the negotiations, knew how far to push, and when to sign as a done deal. She went beyond "selling" knowledge to get us through the inevitable inspections and repairs with her list of proven work professionals of every ilk, all of whom came immediately and were efficient and fairly priced. When you are ready to get Realtor presentations, I highly recommend Rainelle Mishoe with Intracoastal. While Rainelle has been a friend for many years, I recently had the chance to work with her for the first time on a professional basis when I sold my mother's home here in Wilmington.
In the upfront phase last January/February, Rainelle provided a very through analysis of the then current market which allowed my brother and I to come to a price decision. She offered (and I took her up on it) to make arrangements for me to see some of the closely competing comparables. With the help of her assistant, she gave us both guidance and hands-on help in staging the house in a way to show it at its best.
