Would You Like Your Property to Sell in 30 Days??

I hate to go shopping, but my mom thinks she is doing me a favor to drag me along with her when she goes to places like Home Depot, Plant Place, and New River Pottery because they are nice to doggies and will let me come. Actually, it is fun to see the people's faces when they see a bird dog shopping, but, hey, I am a good boy.

Surely, her clients feel the same way if she asks them to preview their competition, but, let's face it, we all like what we like and value. If you gave me $30 and asked me to buy the dog food I like to eat, it may not be what my mom would pick for me or what is even the best for me.

So, let's compare that to how this principle can make your home sell. If you have a house in the $500,000 range, she may ask you to go with her to see five homes she chooses in the price range and compare them to your property.

She will take the absorption rate( how many are on the market and how many are selling per month) and see what needs to be done to make yours rise to the top and make it be one of the ones to sell in that month.  For example, if there are 50 homes in your area in the $500,000 range and 5 have been selling per month, your has a 10% chance of selling in a month, and there is currently a 10 month supply of these homes on the market.

If you want your home to be one of the 5 to sell in 30 days, you must make it one of the best 5 of the 50 in condition, price and location, location, and location.

Remember, this market is like a ball rolling down hill, which is almost impossible to catch. Make your home ahead of the ball and get it sold in 30 days so it does not become the silt at the bottom of the pond. We will talk about that silt next time.

Until then, I may jump in a pond or two to chase the geese on the golf course here at Landfall in Wilmington, NC, and hopefully, do not get in the silt, for MOM gets pretty bent out of shape when I do that or her listings become silt!!
